2012 - A New Era

Welcome to 2012.

Will this be the year the real estate market booms or busts?

Will investors capitalize on the influx of REO properties hitting the market, or will the uncertainty of the resale market stagnate the segment.

Will the Mayans be proven correct and everything end on 12-12-2012?

Who knows?

At this time in real estate, it is really hard to read the National Real Estate market. Interest rates, the Federal Reserve, Politics, the marketing department of the National Association of Realtors and a myriad of other factors play into this volatile time.

On a local level, and from a very simple perspective, I find it hard to understand why buyers are not seriously shopping to make a move. Interest rates are fantastic. With daily fluctuations not withstanding, many buyers can qualify for interest rates below 4.5% for a 30 year FIXED rate loan.

That is cheap money folks. Really cheap. That means you have far more buying power now than ever before.

Combine low rates with the pricing of listings in the Washington County market and it really is a good time to shop for a new home or investment property.

Investors need to be open to the fact that the local rental market is BOOMING! BOOMING! BOOMING!. for the first time in my 26 years, York realty inventory has been fully rented. No Vacancies. Sure we have some turnover and have some units available now. But, house rentals are in such demand that rents are climbing and demand for 2-3-4 bedroom house rentals far exceeds supply.

So when the DOW is plagued with uncertainty and global economic problems loom over tomorrows NASDAQ totals, it makes sense to invest locally, when your money goes farther and returns are increasing on investment property.
